Electrical Compliance for Landlords & Letting Agents

EICRs, remedial work and ongoing compliance for rented property across Merseyside — with tenant access arranged by us, certificates back quickly, and remedials handled in-house.

Electrical Compliance for Rented Property

For landlords and letting agents, electrical safety is not simply good practice — it is a legal duty with fixed timescales, documentation requirements and real consequences for getting it wrong.

DTF Electrical work with landlords, letting agents and property managers across Liverpool, Kirkby and Merseyside, handling EICRs, remedial work and ongoing compliance across single properties and full portfolios.

Your Legal Obligations

Failure to comply can result in significant financial penalties from the local authority, and an invalid or missing certificate can complicate possession proceedings and insurance claims.

We deal with tenants directly

Access is the single biggest practical headache in rented-property compliance. Pass us the tenant's details and we will arrange, confirm and chase the appointment ourselves.

Local Licensing Schemes

On top of the national requirements, several authorities across Merseyside operate selective or additional licensing schemes covering privately rented property in designated areas. Licensing conditions commonly require evidence of electrical safety certification. Because designated areas and scheme conditions change over time, it is always worth confirming the current position directly with the relevant local authority.

Fast Turnaround on Certificates

A slow certificate holds up a tenancy, and a held-up tenancy costs a landlord money every day it continues. We issue reports promptly and digitally.

Remedial Work Handled In-House

An unsatisfactory report starts a 28-day clock. We carry out our own remedials — replacing consumer units, correcting earthing and bonding, repairing or replacing damaged accessories and circuits — so the whole thing closes out with one contractor and one point of contact.

Portfolio and Volume Work

Where you manage multiple properties, we schedule work in planned batches grouped by area. For larger portfolios, an ongoing arrangement means we track which properties are due for retest and flag them to you in advance.

Working With Agents

If you manage property on behalf of landlords, see our dedicated page for estate and managing agents, covering communal areas, block compliance and portfolio-wide reporting.

Common Questions

Frequently Asked Questions

How often do rented properties need an EICR?

Privately rented properties in England require an Electrical Installation Condition Report at least every five years, and at the start of a new tenancy if the existing report has expired. A copy must be supplied to tenants and, on request, to the local authority.

What happens if a property fails its EICR?

Where a report is unsatisfactory, remedial work is required within 28 days of the report — or sooner if the inspector specifies a shorter period. We carry out the remedial work ourselves, which keeps that timescale realistic.

Do you arrange access with tenants directly?

Yes, and for most agents this is the main reason they use us. Give us the tenant's contact details and we will arrange the appointment, confirm it, and follow up if there is no answer.

Can you handle multiple properties at once?

Yes. We schedule portfolio work efficiently, grouping properties geographically and working through them in planned batches.

How quickly do certificates come back?

Promptly. Slow certification is one of the most common complaints agents have about electrical contractors, and it directly holds up tenancies.
